Investing In Real Estate

❌ The Hard Way ❌

Competing for Overpriced MLS Listings

The MLS is a highly competitive platform where properties are often listed at market value, leaving little room for investors to find deals with significant profit margins.

Hazards of Auction Buying

Purchasing at a foreclosure auction is risky due to limited inspections, fierce competition, and potential overbidding, making it harder to get a good deal.

Suffering Through Solo Deal Sourcing

Independently sourcing properties consumes valuable time better spent on current projects and demands a hefty marketing budget, often without guaranteed returns.

Frequently Asked Questions

No! Cash is our preference, but a financed offer works just as well, as long as you can close on time. The buyers who win our deals are the ones who can perform, and slow financing is the fastest way to lose one. If you need funding, our in-house lending partner, Evergreen Capital, was built by our own team to finance fix-and-flip and BRRRR investors. Pre-qualify in 60 seconds and close in as little as 10 days, so a financed offer can move as fast as cash. You don’t have to be a cash buyer. You just have to be a buyer who can close.

Closing is very easy & similar to any other “typical” real estate transaction. We handle sending contracts, communicating with title companies, and scheduling the closing.

Walkthrough inspections are allowed, but all due diligence must be conducted prior to signing an agreement. All contracts are non-contingent (outside of clear & Marketable title).

Closings are about 2-3 weeks from the date of assignment. A lot of times, we are working with sellers who are in distress and seeking a fast close. Because of that, we work best with investors who have funds available and are quick to make decisions.

Absolutely. Realtors, this is great avenue for you to source leads to bring to your clients. Tack on your commission (whatever you want) and bring us a buyer!
